The rental market in Altea
Rentals in Altea are heavily influenced by the tourist season. In 2026, average long-term rental prices are:

Types of contract

- Seasonal: 1-11 months, purpose other than primary residence (studies, work). No mandatory extension. Deposit: 2 months.
- Tourist (VT): regulated by Valencia regional government. Stays under 11 days, VT license required.
Documents and guarantees the landlord will ask for
- DNI / NIE / passport.
- Last 3 payslips or income tax return (self-employed).
- Employment contract or work history.
- Deposit: 1 or 2 months according to contract type.
- Common extra guarantees: bank guarantee, additional deposit (1-3 months), non-payment insurance.
The deposit must be lodged at the RFCV (Valencia Region Deposit Registry) within 30 days of signing — ask for the receipt.
Tenant rights (LAU 29/1994)
- Minimum duration: 5 years (7 if landlord is a company). The landlord cannot terminate except in very specific circumstances.
- Rent increase: capped at CPI (or the reference index set by the Government).
- Repairs: those needed to keep the property habitable are the landlord's responsibility. Small ones (changing a bulb, tap washer) are the tenant's.
- Subletting: requires written authorization from the landlord.
- Early termination: after 6 months you can end the contract with 30 days' notice. Possible compensation of 1 month per remaining year, if agreed.
Tips to find a place
- Start searching off-season (October-April): more supply and lower prices.
- Always visit in person — be suspicious of landlords asking for money before the viewing or claiming to be "abroad".
- Check insulation and orientation: old houses can be cold in winter and hot in summer.
- Review the energy certificate — F and G letters mean high bills.
- Ask to see the last community fee bill and utility bills — you'll know the real monthly cost.
- Read the contract before signing. If unsure, pay €50-100 to a lawyer to review it: it will save you thousands later.
